Home Inspection Pricing & ECE Standard

At ECE, we provide top-quality home inspection services at fair and highly competitive rates. Our clients are often struck by the depth of our work; while many companies provide a brief, "check-the-box" style report, a comprehensive 100+ page analysis is our standard. You aren't just getting a glance at the surface; you are receiving an expert technical deep-dive into your home’s health. We provide our findings through a user-friendly digital platform that remains easy to navigate and fully printable.

Every report includes:

A Concise Summary: A high-priority overview of the most critical findings for quick decision-making.
Detailed Systems Analysis: In-depth info on HVAC, plumbing, electrical, and structural components.
Multimedia Documentation: High-resolution photos, infrared thermal imaging, and embedded videos (such as sewer scope recordings) that bring the report to life.
A Maintenance Roadmap: Insights within the report that help you plan for the future, not just the closing date.

Fast Turnaround & Total Privacy

We know that time is of the essence during a real estate transaction. Even with our comprehensive level of detail, inspection reports are typically delivered within 24 and rarely up to 48 hours, so you can move forward quickly and confidently.

To ensure you feel fully informed, we are happy to provide a verbal summary of our findings either on-site, by phone, or after you have reviewed the report. We are always available to answer your questions and walk you through the details of our evaluation.

Your privacy matters:

At ECE, we work exclusively for you. We never sell or share your personal information or report data with third-party vendors or outside solicitors, unless you explicitly ask us to do so.

Inspection Rates including Report

Condos & Mobile Homes:
$350 base fee (up to 1,000 sq ft); then $50 per additional 500 sq ft

Single-Family Homes:
(Rates apply to homes built 1981 or newer; see age adjustments below:
$440 base fee (up to 1,000 sq ft, built 1981 or newer); then $50 per additional 500 sq ft

Age Adjustments for Older Homes:
- Built 1960–1980: Add $50 to base
- Built 1930–1959: Add $100 to base
- Built 1850–1929: Add $200 to base

Additional Structures (e.g., Detached Garage, Outbuilding):
Per structure: $75 base fee (up to 500 sq ft); then $75 per additional 500 sq ft

Travel:
Cowlitz County and Clark County: No charge;
Lewis County: $30
Wahkiakum County: $40
Skamania County $50
Pacific County $60

Re-Inspections & Consulting – $180/hour
(1-hour minimum on-site; billed in 15-minute increments thereafter. We do not invoice third parties.)

Cancellation Policy

To cancel or reschedule your inspection, please reply to your confirmation email or call our office during regular business hours.
We kindly request at least 24 hours’ notice — it is greatly appreciated and helps us accommodate other clients.

Report Delivery & Printing

All ECE home inspection reports are delivered electronically in both HTML and PDF formats. This digital delivery allows full access to enhanced features like video clips and 360° photos that traditional paper cannot support.

Digital: You can download, save, or print the PDF at your convenience for no extra charge.
Physical Copy: If you prefer a professionally printed and mailed color copy of your report, we are happy to provide one for $50 (includes color printing, postage, and handling).
