Home Inspections

Licensed, Certified and Local

Located in Kalama, we provide Home Inspections as well as Commercial Inspections across Southwest Washington, including the Counties of:

Clark  |   Cowlitz  |  Lewis  |  Skamania  |  Wahkiakum |  Pacific

We are very familiar with the local building standards, construction practices, and climate conditions unique to the Pacific Northwest. From persistent moisture exposure and seasonal rainfall to wind-driven weather and seismic considerations, these regional factors directly impact building performance and long-term durability. Our inspections are tailored to identify issues commonly found in this area—such as moisture intrusion, ventilation deficiencies, roofing wear, and foundation concerns—so clients can make informed decisions with confidence.

Our work is backed by recognized credentials to ensure that every inspection meets strict professional and technical standards:

  • Licensed Home Inspector –
Washington State Department of Licensing (Lic.#25022945)

  • Certified Professional Inspector (CPI) –
InterNACHI® (International Assoc. of Cert. Home Inspectors)

  • ASHI Member - American Society of Home Inspectors

Since Licensed Home Inspectors are required to participate in continuing education and ongoing professional training, our knowledge remains current with evolving building codes, inspection standards, and industry best practices. This commitment to continued learning ensures that each inspection reflects the most up-to-date technical understanding of building systems, safety requirements, and performance expectations.

*) Private Well Water Testing

In Washington State, private well owners are encouraged to test their water every year. The Department of Health strongly recommends at minimum testing for coliform bacteria and nitrate, as these contaminants can pose serious and immediate health risks.

For real estate transactions, many counties and lenders—even VA loans—require proof of safe drinking water before closing.

At ECE, we provide professional water testing services in cooperation with a local EPA-certified and state-accredited laboratory. We follow strict chain-of-custody procedures and ASTM D 4840 standards, ensuring your results are both accurate and legally defensible.

On average, test results are available within five (5) business days.

Our Standard Water Testing Panel Includes

  • Coliform Bacteria (including E. coli) – required by many lenders and VA loans; indicates possible contamination from septic or surface water.

  • Nitrate – strongly recommended, especially for households with infants and pregnant women.

  • Arsenic – naturally occurring in many parts of Washington; long-term exposure poses health risks.

  • Lead – especially important in homes with plumbing installed before 1986.

  • Turbidity (EPA Method 180.1) – measures how clear or cloudy the water is; high turbidity may indicate sediment, soil infiltration, or well casing/seal problem
